Instant Resource Consent

An Instant Resource Consent is a special type of resource consent solely for a building or structure which cannot meet solely separation distance requirements in the Residential Zone for side and rear boundaries only.

An Instant Resource Consent is a special type of resource consent solely for a building or structure which cannot meet solely separation distance requirements in the Residential Zone for side and rear boundaries only.  You must also ensure that there are no other non-compliances with the District Plan.  A summary of the requirements for the Residential Zone can be found.  This is a common resource consent that many people encounter when proposing to build a new dwelling, extend to an existing dwelling or build a new garage.

Effects on adjoining neighbours on the boundary being located closer to are localized and therefore does not warrant a full resource consent if the written approval of the affected neighbour can be provided.

You will be required to obtain the written approval of the owners of the property you are proposing to go closer to.  The written approval must be provided on Council’s official written consent form.  You can also contact the Duty Planner to send you out one of these forms.

You must also provide accurate information and site plans clearly showing the dimension of the separation distance to the common boundary with the affected persons so that the affected persons can understand what they signing for and which they are also required to sign a copy of the site plan.  If you are unsure who is considered and affected person or cannot obtain written approval from the neighbours considered affected, then please contact a Duty Planner who can advise you of the next step to take.

The fee is $135 (GST incl) based on current fees and charges.
