1.    Original Submissions

The Council publicly notified Proposed Plan Changes 4A - 4SS on Wednesday 3 March 2011.  Submissions to the Plan Change closed with Council on 1 April 2011.

Intent of Proposed Plan Changes 4A - 4SS

The purpose of Proposed Sectional District Plan Review Changes 4A - 4SS: Zoning Adjustments is to correct a number of spot zonings, or out of place zoning applications throughout the City.  The Proposed Plan Changes seek to better align the zoning application with the current or future use of the various sites listed in the table below.

Proposed Plan Changes 4A - 4SS can be summarised as:

Review and correct a number of anomalies in zoning applications across the city, including 39 Council Reserves and the following privately owned sites:

-    261 Napier Road (Lot 4 DP 74205);

-    2-8 Roberts Line (Lots 1 & 2 DP 77717, Lot 2 DP 45606, Lot 15 DP 20038, Lot 30 DP 65667);

-    363 Tremaine Avenue (Lot 5 DP 15222);

-    481 Featherston Street (Lot 4 DP 8326, Lot 7 DP 8326);

-    368-372 Albert Street (Lot 1 DP 51151, Lot 8 DP 64318);

-    166 Cambridge Avenue (Lot 4 DP 57845).

Proposed Plan Changes 4A - 4SS represent a series of independent minor zoning adjustments.  It is recognised by Council that there will be a large number of other sites within the City that will be suitable for rezoning as part of the Sectional District Plan Review and that these will need to be considered in a strategic manner as part of pending Plan Changes.

The large majority of the sites that are assessed within this series of Plan Changes are Council reserves that have a zoning application that does not reflect the current or intended future use of the site.

The remaining sites include spot zonings that are not in line with surrounding zoning applications or the current or future use of the site. Also, there is the inclusion of small extensions of existing areas that are seen as a natural progression of the zone.

The Council publicly notified the availability of the Summary of Decisions Requested by Persons Making Original Submissions to Proposed Plan Change 4A : 4SS and called for further submissions on Thursday 5 May 2011.  Further submissions closed with Council on Friday 20 May 2011.

Hearings
